When a targeted repair may make sense.
A repair addresses a fault or damaged component while retaining the wider installation. It can be appropriate when the cause is understood, the surrounding equipment remains suitable and a supported repair is available.
Ask what the repair resolves, how it will be verified and whether other known issues remain. A low initial price is less useful if it leaves the main reliability problem untouched.
When modernisation may be appropriate.
Modernisation upgrades selected systems while retaining suitable parts of the lift. It may address obsolete controls, unreliable doors, communications or other equipment that no longer meets the building’s practical needs.
The retained and new systems must work together. Scope should include interfaces, necessary associated work, commissioning and any relevant examination or testing arrangements. An apparently simple component change may affect more than that component.
When replacement deserves consideration.
Replacement can be worth assessing where deterioration is widespread, continued support is difficult or the existing arrangement cannot reasonably meet the building’s requirements. It is a project decision rather than an automatic consequence of a particular age.
Consider access, shaft and building constraints, disruption, accessibility and the arrangements for occupants while the lift is unavailable. A new lift still requires ongoing maintenance and appropriate examinations.
Compare proposals on the same basis.
- What problem does each option solve, and what remains?
- Which components are retained and why are they suitable?
- What is included in building work, removal, commissioning and handover?
- What downtime is expected, and what assumptions affect it?
- What support, documentation and future parts availability are anticipated?
Compare the complete scope and ongoing implications, not just the headline installation cost. Ask for exclusions and unresolved survey questions to be written down.
